What requirements do I have to meet if I want to rent out my property (open space) to CoStore?

As a property owner, with CoStore, you benefit from a secure, creditworthy tenant — and yet retain the desired flexibility by initially renting out your property for just 10 years. The CoStore concept is establishing itself in other regions and offers you the opportunity to participate in a rapidly growing self-storage market. This is what we're looking for:
Plot/open space:
  • Minimum size between 1,500 m² and 5,000 m² to operate a viable business model
Location requirements:
  1. Catchment area with at least 100,000 inhabitants within a 20-minute drive
  2. In key metropolitan regions, their surrounding areas, and mid-sized cities
  3. Highly frequented location with strong visibility
  4. Good connectivity, ideally located on major arterial roads
Construction law:
  • Commercial, mixed-use, and industrial zones, as well as areas governed by Section 34 of the German Building Code
  • Warehousing and outdoor storage must not be excluded
Buildings:
  • Preferably undeveloped with a solid, load-bearing surface (asphalt, paving stones, concrete, or compacted gravel)
  • Perimeter fencing and an access gate preferred (optional)
Renting:
  • Lease or purchase subject to agreement
  • Focus on a long-term lease of 10 years

Benefits of longterm rental contracts:

Flexibility in location & industry developments

  • Industrial locations are highly dependent on infrastructure, logistics trends, and public policy (e.g., transport connectivity, new commercial zones, etc.).
  • Within 10 years, the attractiveness of a location can change significantly — a shorter lease term allows the owner to remain flexible.

Responding to demand and market developments

  • Demand for industrial land fluctuates with economic cycles. After ten years, the owner may be able to re-lease the property under more favorable terms.
  • With a 30-year lease term, the owner remains bound to outdated terms — even if demand increases significantly.

Safety in uncertain times

  • Stable income through long-term lease agreements with predictable cash flow
  • Low volatility asset class with resilient demand across economic cycles

Better exit options

A shorter lease term increases the property’s attractiveness and marketability, as it provides potential buyers with greater flexibility.
  • Buyers generally prefer properties with flexible usage potential.
  • A 30-year lease may deter potential buyers, as it limits their flexibility.
