House Rules
Important notice: This English version is a convenience translation only. The legally binding version is the German original (Hausordnung). In case of any discrepancies, the German version shall prevail.
CoStore Holding GmbH – House Rules for all Locations
These house rules form part of the rental agreement and are binding for all tenants, their relatives, visitors, and authorised persons who enter the premises. By using the premises, you acknowledge these house rules.
1. Access and Opening Hours
Access to the premises is permitted during the location-specific opening hours:
- Leipzig: 24/7 access (around the clock, 7 days a week)
- Brandenburg an der Havel: daily 6:00 AM – 10:00 PM
- Harste near Göttingen: daily 6:00 AM – 10:00 PM
Current opening hours are displayed at each location and available at www.costore.de. Changes will be communicated in advance.
Entry is only permitted with a valid access code or via a registered phone number. Sharing access codes with unauthorised third parties is prohibited.
The access gate must be fully closed and properly secured after each entry and exit. Leaving the gate open endangers the security of all tenants and may be sanctioned in accordance with the Terms and Conditions.
Misuse of the emergency number: An emergency option (press 4) is available in the phone menu. This is intended exclusively for immediate emergencies, in particular:
- Break-in or attempted break-in
- Fire or fire hazard
- Locked in on the premises
- Other immediate danger to persons or property
Not an emergency: e.g., forgotten access code, gate not opening from outside, general enquiries, complaints, or technical issues. For such matters, please use the regular customer service.
In the event of misuse of the emergency option, a fee of €25.00 per incident will be charged. The tenant may provide evidence that a legitimate emergency existed or that no damage occurred.
2. Traffic and Vehicles
The German Road Traffic Regulations (StVO) apply on the entire premises. The maximum permitted speed is walking pace (max. 5–7 km/h).
- Vehicles may only be parked in designated areas. Park directly in front of your storage container so that another vehicle can pass in an emergency.
- Access roads, pathways, turning areas, fire brigade access routes, and emergency exits must be kept clear at all times.
- Repairing, washing, cleaning, or refuelling vehicles on the premises is prohibited.
- Unregistered or deregistered vehicles may not be parked on the premises unless stored inside a rented container.
- Vehicles exceeding 7.5 tonnes gross vehicle weight may only enter the premises with prior permission from the landlord. Vehicles exceeding 40 tonnes are generally not permitted.
- Commercial buying and selling of vehicles on the premises is prohibited.
- Contamination from operating fluids (e.g., oil, fuel) must be cleaned up immediately and reported to the landlord.
3. Use of Storage Units
Storage units may only be used for storage purposes. The presence of persons, animals, or other living beings in the storage units is not permitted.
The lock must be properly attached to the right-hand container door side in the designated fitting and must actually secure the container.
4. Prohibited Items and Uses
The following is prohibited on the entire premises and in all storage units:
- Storage of flammable, combustible, or explosive materials (e.g., petrol, paints, gas cylinders, fireworks, batteries, pressurised containers)
- Storage of illegal or dangerous substances (e.g., weapons, ammunition, explosives, drugs, stolen goods, fenced goods, narcotics)
- Use of the rental property for illegal activities of any kind, in particular fencing, trade in stolen goods, drug dealing, or other criminal offences. The landlord reserves the right to notify the relevant authorities if criminal activity is suspected.
- Storage of food (except beverages), plants, animals, perishable, or strongly odorous items
- Storage of chemicals, asbestos, toxic waste, radioactive, or biological hazardous materials
- Storage of water-polluting substances without legally required containment systems
- Storage of large quantities of plastic waste or used tyres
- Storage of damp or wet items – these can cause condensation and promote damage. The landlord accepts no liability for resulting consequences.
- Open flames, smoking in storage units and in the immediate vicinity of containers, as well as leaving cigarette butts on the premises
- Consumption or bringing of alcohol and drugs onto the premises
- Drilling, screwing, nailing, or any other structural modifications to the rental property
- Working at night, prolonged stays, overnight stays, or any use of storage containers for residential purposes
- Subletting or transfer to third parties without permission
- Distribution of advertising material on the premises
- Urinating, defecating, or other deliberate soiling of the premises
5. Cleanliness and Order
- Every tenant is required to keep their storage unit and the immediately adjacent area clean and tidy.
- Waste, packaging materials, and other residues must be disposed of independently by the tenant. Dumping waste on the premises is prohibited.
- Contamination (e.g., from leaking fluids or operating materials) must be cleaned up immediately and reported to the landlord. In case of serious contamination (e.g., oil spill), the costs of professional cleaning may be charged to the responsible party.
- Urinating or other deliberate soiling of the premises is prohibited and will be sanctioned in accordance with the Terms and Conditions.
- Provided cleaning utensils (e.g., brooms, loading ramps) must be treated with care and returned to their designated place after use. Fees apply for loss or damage in accordance with the Terms and Conditions.
6. Security and Video Surveillance
The entire premises are monitored 24/7 by video surveillance. Monitoring is carried out in compliance with the GDPR and serves exclusively security purposes. Further information can be found in our Privacy Policy.
- Security-related incidents (break-ins, vandalism, damage) must be reported to the landlord immediately.
- In case of theft, a police report must also be filed.
- Tenants must ensure that unauthorised persons do not gain access to the premises (e.g., by allowing others to follow through the gate).
7. Fire Safety and Emergencies
In case of fire: Leave the premises immediately, call the fire brigade (112), and then inform the landlord.
- Open flames and smoking are prohibited on the entire premises.
- Fire extinguishers are located at marked positions on the premises. Please familiarise yourself with their locations.
- Fire brigade access routes and emergency exits must never be blocked or obstructed.
- Damaged or missing safety equipment must be reported to the landlord immediately.
8. Quiet Hours and Consideration
All tenants and visitors are expected to behave considerately. Unnecessary noise is to be avoided. The following quiet hours apply:
- Leipzig: 10:00 PM – 7:00 AM and on Sundays and public holidays
- Brandenburg an der Havel: 10:00 PM – 6:00 AM and on Sundays and public holidays
- Harste near Göttingen: 10:00 PM – 6:00 AM and on Sundays and public holidays
During quiet hours, noisy activities (e.g., loading/unloading with heavy equipment, honking, loud music) must be avoided.
9. Visitors and Third Parties
The tenant is liable for all persons to whom they grant access to the premises, including visitors, helpers, delivery personnel, and authorised persons. The premises may only be entered by the tenant, their relatives, or authorised persons – exclusively for the purpose of loading and unloading. All persons must be informed of the applicable house rules.
Children may only enter the premises when accompanied by an adult.
10. Weather Conditions and Premises
The tenant enters and drives on the premises at their own risk. Weather-related conditions (e.g., ice, snow, puddles, uneven surfaces) must be taken into account by the tenant. The landlord does not provide an organised winter maintenance service.
11. Construction Work and Temporary Restrictions
The landlord may carry out construction, maintenance, or modernisation work on the premises. During such works, temporary restrictions may occur (e.g., limited access, noise, temporary closures). The landlord will provide at least 7 days’ notice where possible. Instructions from the landlord or commissioned contractors must be followed.
12. Return and Move-Out
- Upon termination of the rental agreement, the rental unit must be cleared and left in a broom-clean condition.
- The lock must remain on the container.
- A photo of the cleared and cleaned storage space must be sent to the landlord (by email or WhatsApp).
- Items left behind will be disposed of at the tenant’s expense.
13. Violations and Sanctions
Violations of these house rules constitute a breach of duty under the Terms and Conditions. The landlord reserves the right to take the following measures:
- Written warning or formal notice
- Contractual penalties as per Terms and Conditions (e.g., €25 for soiling, €25 for waste dumping, €25 for repeatedly leaving the gate open, €25 for misuse of the emergency option)
- Cost recovery for cleaning, disposal, or repairs
- Temporary suspension of access in case of serious violations
- Extraordinary termination of the rental agreement after formal notice
- Criminal charges in case of criminal offences
